Description:
The Vice President of Property Management will oversee the FourSite portfolio of 12 properties while focusing consistent efforts on 3rd party property management development and growth. All properties are multi-family properties located in Utah, Idaho, Montana and Missouri.
Duties for these properties include the following:
- New property input and development
- Property Finance Management
- Ensure compliance of new leases/amendments with our loan documents
- Submit and acquire lender approval on new leases/amendments
- Provide and track all reserve account balances for owners on a monthly basis.
- Manage insurance claims
- Manage relationships with vendors such as Entrata
- Develop and manage business development
- Meet with owners and investors
- Manages the rigorous annual budget preparation process
- Monitors expense controls and implements initiatives to achieve or exceed budget
- Conducts monthly financial reviews with Regional Property Managers, VPs and on-site Property Managers.
- Establishes and implements a rigorous monthly forecasting process for each asset.
- Oversees marketing initiatives and advertising/leasing plans.
- Identifies and implements consistent ancillary income sources to increase property revenues.
- Benchmarks property performance against regional and national averages.
- Acts as primary liaison with regulatory agencies - IHFA, IHDA and HUD.
- Serves as a team member in the various processes of acquisitions and new construction, aiding in the marketability and management of assets.
- Provides budget for new acquisitions and new construction projects
- Oversees policies for property operations.
- Works directly with in-house/ outside legal counsel in managing property-related litigation.
- Bachelor's degree or equivalent experience
- Minimum 10 years in multi-family-tenant management in multiple markets
- Know property management software. Must be willing to learn Entrata if not currently versed it its abilities.
- Have significant experience administering loans and interacting with financial institutions/services.
- Have CPM designation or be willing to achieve the designation. (company sponsored)
- High level of strategic planning and understanding of the whole picture
- Ability to provide vision and leadership
- Proven analytical and financial skill
