This position requires a deadline-driven, service-focused, and detail-oriented individual who will be responsible for underwriting borrower consent and modification requests, mentoring and training others within the department, calculating/ coordinating loan payoffs, new loan audits, budget and business plan analysis, financial statement and rent roll analysis, watchlist monitoring, construction and reserve disbursement requests, processing insurance losses and satisfying investor requirements. The focus will be on commercial mortgage risk management, project monitoring, and customer service. Additional responsibilities may be added to align with department strategies and objectives.
*This position is an in-office position, with an immediate start date.
Position Responsibilities:
- Provide premier customer service to lenders, borrowers, other servicing staff, and regional offices.
- Manage a diverse portfolio of complex bridge/construction loans consisting of both new ground-up construction and renovation projects.
- Review and approve monthly construction loan advances in accordance with funding priorities, lender requirements, and business plans; confirm the adequacy of the overall sources and uses in the development budget for construction deals through project completion, lease-up, and stabilization.
- Proactively manage borrower relationships and ensure adherence to terms and conditions of the loan documents; take a leadership role in problem-solving and resolving any budget shortfalls or past due issues in a timely manner.
- Underwrite and make recommendations for lender consent of borrower requests, including lease approvals, maturity extensions, partial releases/substitutions of collateral, easements, condemnations, ownership transfers, loan assumptions, non-performing assets, etc.
- Coordinate with legal counsel and borrowers to document and close transactions upon final lender approval.
- Provide training and mentoring across the team on areas of expertise including risk management, underwriting and general commercial real estate knowledge.
- Assist other team members on advanced or complicated borrower consent requests.
- Calculate and coordinate loan payoff requests, including yield maintenance and/ or exit fee calculations.
- Analyze annual and quarterly financial statements for multifamily and commercial properties in accordance with the requirements of the lenders.
- Perform financial covenant testing calculations including NOI, DSCR, debt yield, excess cash flow, sponsor liquidity, and net worth.
- Review property repairs verification inspections conducted by third-party vendors and regional offices.
- Follow up with borrowers to resolve any post-closing deferred maintenance or other high-risk items identified during the annual inspection.
- Process insurance loss requests, manage loss proceeds, and monitor restoration of the property.
- Review and make recommendations for releases from reserves including capital expenditure, repair, debt service and interest reserves, cash management, rental achievement, and tenant improvement/ leasing commissions.
- Monitor and update monthly loan reports utilized by investors and management to analyze portfolio risk.
- Audit new loan boarding and setup to ensure loan terms and covenants were accurately captured in the servicing system.
- Monitor and collect outstanding mortgage payments, carefully documenting collection efforts.
- Serve on procedure committees updating policies and procedures for Portfolio & Asset Management.
- Participate in team and department strategic initiatives.
- Perform other reasonable tasks/projects as assigned within the department.
- Minimal business travel for lender visits, industry/company conferences, etc. (1-3 times per year).
- A bachelor’s degree is required, preferably in real estate, finance, or accounting. A Master’s Degree is desirable, but not required.
- (Desired) Completion of the Certified Realty Investor - Associate (CRI) or CCIM exams.
- 10+ years of commercial real estate and/or loan underwriting experience.
- Strong skills in Microsoft Outlook, Excel, and Word
- Strong knowledge of commercial loan terminology
- Demonstrated underwriting and/or lender asset management experience on multifamily & commercial properties
- Proven analytical and negotiating skills
- Strong understanding of commercial real estate finance and capital markets
- Demonstrated leadership and training abilities
- Proven underwriting, modeling, and analytical skills.
- Excellent oral and written communication skills
- Customer service oriented
- Strong organizational and prioritization skills, with the ability to manage multiple assignments while meeting deadlines
- Ability to work both independently and within a team, with minimal supervision
- Demonstrated work ethic and willingness to work extended hours when necessary
