Position Overview
The Maintenance Supervisor is the on-site lead of the facilities department and oversees all facilities personnel for the property. They manage the daily facility and maintenance operations, including administering work orders, performing preventative maintenance tasks, ensuring proper groundskeeping, and handling maintenance supply ordering, among other responsibilities.
What You Will Do
Leadership and Staff Management:
- Lead and supervise all maintenance staff, ensuring optimal team performance and development.
- Provide guidance and support to maintenance staff, including training, performance management, and addressing any issues or concerns.
Maintenance and Planning:
- Oversee work order system to Ensure all work orders are completed in a timely manner.
- Ensure all reporting guidelines are completed in relation to work orders.
- Perform manual repairs when necessary (fix locks, replace windows etc.)
- Conduct general upkeep procedures (e.g. landscaping) and other tasks as assigned (painting, carpentry etc.).
- Assist in department and capex budget preparation and ensure it is followed.
- Planning and scheduling of repairs.
- Oversees and verifies all 3rd party vendor work quality on-site.
- Maintain inventory and records for equipment and supplies.
- Experience with basic mechanicals (but not limited to): HVAC, electrical, plumbing, appliances, water irrigation systems, stairs, gates, fences, patios, railings, roofing / ceiling leaks, Interior/exterior lights and fans, flooring, doors, cabinets, windows, sliding glass doors and locks.
Surveys & Inspections:
- Inspect fire life safety systems and schedule repairs as needed.
- Survey buildings and repair mechanical systems to ensure they are consistent with health and safety standards.
- Survey building's MEP systems to ensure they are consistent with health and safety standards and schedule repairs as needed.
- Manage the daily warranty process.
Financial Reporting & Budgeting:
- Develop and implement a comprehensive budget plan for the maintenance department. This should include all potential costs related to property maintenance, repairs, upgrades, and capital improvements.
- Allocate a portion of the budget for emergency repairs and unexpected costs. This can help ensure that unexpected expenses don't derail the entire budget.
- Accurately estimate the costs of necessary maintenance and repair work. This includes labor costs, materials, and any third-party contractor fees.
- Utilize Transcendnet, our preventive maintenance program to reduce unexpected repair costs. Regular inspections and maintenance can help identify potential issues before they become costly problems
Compliance and Standards:
- Ensure compliance with all company policies, procedures, and legal requirements.
- Uphold brand and company standards, ensuring that the property is consistently presented in an exceptional manner.
Other:
- Must be able to work a full shift / required work schedule on-site at the property.
- Must be able to work on an on-call basis.
- Must be available for additional hours including evenings, weekends, and overtime when necessary.
- Must be available to assist with move-outs, turn, and move-ins that extend beyond normal full-time hours.
- Must be able to lift and move objects weighing up to 50 pounds regularly, as required by the demands of the job. This may include bending, stooping, and lifting throughout the workday.
Ideally, you'll have
- High School or equivalent education preferred.
- 5+ years experience in a real estate, hotel, or multifamily maintenance capacity.
- 3+ years experience in a supervisory capacity.
- Proven experience as a maintenance technician.
- Basic understanding of MEP systems.
- You will have advanced knowledge of HVAC systems.
- Knowledge of general maintenance methods and processes.
- Working knowledge of tools, common appliances and devices.
- Manual dexterity and problem-solving skills.
- Be a Certified Pool Operator (CPO)or able to attain within the first 3 months of employment.
- Proficient in Office Products and Windows and Apple operating systems.
Specifications (All Engineering Staff)
- The ability to use a variety of hand and power tools.
- Must be able to work in environmentally and physically challenging working conditions.
- Must be able to demonstrate safe work practices and the proper use of PPE.
- Must have a valid driver’s license, valid insurance, and reliable transportation.
