Under the direct supervision of the Property Manager, this position will work closely with all members of the project team and will assist with the supervision of all maintenance personnel. The maintenance supervisor is responsible for performing highly diversified duties to install, troubleshoot, repair and maintain production and facility equipment according to safety, predictive and productive maintenance systems and processes to support the achievement of the site's business goals and objectives. The maintenance supervisor manages each maintenance technician, porter, and housekeeper, confirming their work is completed to company standards. The utmost professional and positive customer service is given while working with the public, residents, subcontractors, vendors and coworkers.
Essential Functions

- Manage and perform highly diversified and simple duties to install and maintain equipment, appliances and all necessary repairs which are found at the multi-family community, including, but not limited to: electrical, plumbing, appliances, flooring, carpentry, HVAC, swimming pool equipment, and grounds maintenance.
- Provide scheduled and emergency/unscheduled maintenance and repairs of equipment.
- Read and interpret equipment manuals and work orders to perform required maintenance and service.
- Ability to daily identify issues and determine all necessary repairs needed to correct issues.
5. Conduct pre-move in and post-move out apartment inspections and ensure timely completion of corrections needed.
- Diagnose problems, replace or repair parts, test and adjust equipment as needed.
- Perform regular preventive maintenance on machines and equipment.
- Uses a variety of hand and power tools, electric meters and material handling equipment in performing duties.
9. Detect faulty operations and defective materials and report those and any unusual situations to the property manager as needed.
10. Comply with safety regulations and maintain clean and orderly work areas.
11. Ensure compliance with all state and local codes regarding testing, maintenance, and operations of the property and its systems.
12. Create punch lists and work with construction to ensure the timely completion of punch items to company standards.
13. Manage and oversee the schedules and work of maintenance personnel.
14. Excellent management, training, and mentoring of maintenance personnel required.
15. Complete other duties and tasks as assigned.

Supervisory Responsibility
This position will supervise all maintenance personnel including maintenance technicians, porters, and housekeepers. This position is also responsible for the coordination and management of vendors performing maintenance, landscaping, or testing services at the site level.
Work Environment
While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The noise level in the work environment and job sites can be loud.
Physical Demands
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee occasionally lifts and/or move items over 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
Position Type/Expected Hours of Work
This is a full-time exempt position. Days and hours vary. Some after hours and weekends as needed.
Travel
Very limited travel is expected for this position. Limited driving to pick up supplies with mileage reimbursement while maintaining a valid driver's license with valid vehicle insurance.
Required Education and Experience
- High school diploma/GED. An AA degree in mechanical, electrical or industrial maintenance or four or more years' experience in a maintenance position.
- Four or more years of maintenance supervisory experience; strong hydraulic, pneumatic, mechanical and industrial skills with some PLC experience and HVAC.
- Ability to read, write and understand English.
- Ability to use general office equipment, including payroll system.
- Possess a valid vehicle driver's license and proof of vehicle insurance.
