We're searching for a Land Entitlement Manager to be a driving force in identifying and assessing promising land opportunities. You'll be at the helm of evaluating sites, conducting feasibility studies, and navigating zoning complexities to unlock the hidden potential in every property. Your work will directly contribute to transforming overlooked lots into valuable assets that enhance communities.

Compensation:

$75,000 - $95,000 yearly

Responsibilities:
  • Exemplary Due Diligence Research: Go beyond basic research by thoroughly analyzing each property's potential and limitations, carefully assessing zoning requirements, flood risks, utility access, and property boundaries. Deliver due diligence that's comprehensive, accurate, and designed to minimize risk, ensuring high standards at every step.
  • In-Depth Feasibility Assessment: Evaluate properties with a focus on long-term value, strategic fit, and regulatory alignment. Approach each property with critical thinking, examining market dynamics, environmental factors, and local regulations, so only the best acquisitions move forward.
  • Proactive Stakeholder Collaboration: Engage meaningfully with city planners, surveyors, and third-party consultants to gather essential information. Communicate clearly and professionally to build strong relationships, facilitating smoother acquisition processes and fostering valuable partnerships.
  • Meticulous Data Management and Reporting: Maintain property data with exceptional attention to detail, ensuring all information is current, organized, and accessible. Create reports that are clear, insightful, and actionable, supporting the team in making informed acquisition decisions.
  • Analytical Market and Property Analysis: Conduct thorough research into local market conditions, trends, and land values. Provide contextualized insights that help identify the best acquisition opportunities, supporting strategic decisions and long-term success.
  • Precision in Consultant Coordination: Select and coordinate with surveyors, environmental consultants, and other third-party experts who meet our high standards. Ensure their assessments and inspections are thorough and align with our quality expectations, mitigating risks at every stage.
Qualifications:
  • Bachelor's degree in an applicable field. Graduate degrees are a plus.
  • Minimum of 3 years of experience in land acquisition, real estate due diligence, or related research fields.
  • Exceptional knowledge of zoning, permitting, and land use regulations is required.
  • Strong analytical and data interpretation skills, with the ability to identify and act on trends.
  • Exceptional organizational and time management skills with an eye for detail and accuracy.
  • Excellent written and verbal communication skills, able to clearly convey complex information to diverse audiences.
  • Adaptability in a dynamic, fast-paced environment, with strong problem-solving abilities and flexibility to manage shifting priorities.
