Position Overview
Treehouse Builders is seeking a strategic and results-driven Business Development/ to lead efforts in sourcing and opportunities to expand our Build-To-Rent (BTR) community portfolio outside of existing partnerships. This role is responsible for driving new business growth, developing key client relationships, and ensuring operational excellence across targeted markets. You will play a critical role in the profitability and strategic growth of our Residential Portfolios, with an emphasis on creating value and delivering financial results.
What You Will Do
New Business Development & Revenue Growth
- Create value through new business growth in Residential Portfolios, identifying and pursuing service expansion opportunities with existing and new clients.
- Develop and implement marketing strategies to promote Treehouse Builders’ BTR communities and services.
- Leverage relationships to cross-sell service lines and geographic locations for additional revenue.
- Lead proposals for new business and participate in monthly calls to share best practices, generate leads, and explore opportunities in multiple markets.
- Collaborate with internal teams, including development, construction, and client accounting, to streamline land acquisition processes.
- Establish and monitor operational checks and balances to ensure high-quality service delivery and alignment with client objectives.
Financial & Operational Oversight
- Understand the timeliness and accuracy of financial and management reports, including variance analysis and forecasting.
Client Development & Relationship Management
- Build and cultivate relationships with targeted firms in the region, including architects, engineers, and prospects, through networking and outreach efforts.
- Expand the client base and establish new relationships via sales, marketing initiatives, and referrals.
- Engage with current and former customers to maintain open communication and reinforce relationships.
- Offer guidance and feedback to staff on their interactions with clients, helping to set and manage expectations for client satisfaction.
Market Research & Strategy
- Develop a business plan with clear objectives and strategies to drive execution and achieve success.
- Partner with the BTR Acquisition and Student teams to define the vision and goals focusing on expanding current business and seizing new opportunities.
- Identify and evaluate opportunities for Treehouse Builders across all sectors we serve and assess the potential for entering new market sectors.
Marketing & Promotion
- Review and provide recommendations for regional marketing efforts and initiatives.
- Leverage industry knowledge and Treehouse Builders’ expertise to effectively explain and promote services to both existing clients and potential customers.
Community & Corporate Engagement
- Actively engage in the community by participating in volunteer organizations, boards, and other civic activities.
- Represent Treehouse Builders at client, civic, and community events to uphold and promote a positive company image.
Other Duties as Assigned
- Occasional travel may be necessary as needed
- Perform all other duties and tasks as assigned by management

Ideally, you'll have
- Bachelor’s degree in Business, Real Estate, Finance, or a related field (Graduate degree preferred).
- 7+ years of experience in Property Management, Business Development, or Land Acquisition roles.
- In-depth knowledge of the residential and multifamily market, with experience negotiating complex contracts and leases.
- Proven track record in generating new business and delivering financial results.
- Strong budgeting, forecasting, and financial acumen.
- Proficiency with real estate software tools such as CoStar, Yardi, and Microsoft Office Suite.
You'll crush it if you have experience with
- Exceptional communication, negotiation, and time management skills.
- Extensive experience in analyzing and negotiating agreements and contracts.

Base Salary: $160,000–$190,000 annually. Final salary within this range will depend on experience, skills, qualifications, and location.
Additional Compensation: Employees may be eligible for discretionary bonuses, typically ranging between 15-20% of base salary annually, depending on individual and organizational performance.
