What you will be doing

  • Uphold Macerich Vision and Values: Ensure standards are effectively communicated and upheld at the property level to all key audiences.
  • Leadership: Serve as a leader within the property team, educating, communicating, and mentoring at all levels. Demonstrate respect and leadership while being a strong team member.
  • Project Participation: Participate in the evaluation, planning, and execution of enhancement and development projects at the property.
  • Strategic Planning: Drive the strategic and business planning process for the center, including creating a unified project vision and key priorities for the asset.
  • Financial Administration: Ensure sound financial administration of the property, focusing on leasing efforts, revenue generation, and expense control.
  • KPI and Trend Awareness: Understand and follow Macerich’s overall KPIs and REIT/industry trends.
  • Coordination: Coordinate with Leasing, Business Development, and Shared Services in the preparation and continuous evaluation of the property forecast.
  • Accounts Receivable: Manage accounts receivable, partnering with Shared Services for billing and collection processes. Assist in the collection of significant issues or tenant concerns.
  • Tenant Issues: Understand all department store/major tenant issues and follow company procedures for late charges, letters of default, tenant inquiries, and deliverables.
  • Legal Actions: Review and recommend legal actions related to accounts receivable and support the Legal department in collections.
  • Accounts Payable: Work closely with Shared Services to manage accounts payable issues, approve invoices, and verify correct coding.
  • Tenant Coordination: Ensure Tenant Coordination supplies open/close forms and D.O.P. letters, and communicate changes in tenancy status promptly.
  • Analytical Reviews: Perform analytical reviews and approvals of rent rolls and sales reports.
  • Expense Planning: Develop long-range expense planning strategies and make recommendations for capital expenditures.
  • Occupancy Reports: Verify and provide comments on quarterly occupancy reports and approve annual expense reconciliations and impounds.
  • Fixed CAM Initiative: Participate in the company’s Fixed CAM initiative.
  • Operations Management: Supervise and support the Operations Manager, Business Development, and Marketing Manager to ensure a safe and pleasant shopping environment and preservation of the center’s physical assets.
  • Contract Management: Ensure performance of security, housekeeping, and maintenance contractors meets company expectations. Bid and execute property maintenance contracts.
  • Budgeting: Create annual operations budgets and monitor monthly financial statements to manage expense variances.
  • Capital Projects: Plan and execute approved capital improvement projects in coordination with CAPEX Project Managers.
  • Energy Management: Establish and implement a property-specific Energy Management Program.
  • Safety Plan: Establish and implement a property-specific Safety Plan, considering all risk management concerns on site.
  • Mall Rules: Ensure mall rules and regulations are observed and analyze incident reports to assess risk and recommend improvements.
  • Community Relations: Foster strong working relationships with law enforcement, city departments, and community organizations. Provide customer service and public relations training.
  • Emergency Response: Establish and implement the center’s Emergency Response Plan.
  • Marketing Programs: Strengthen customer relationships by creating and executing targeted marketing programs. Support company-wide cause branding initiatives and establish relationships with local non-profit organizations.
  • Volunteer Program: Serve as a leader to implement and communicate the Macerich Volunteer Program.
  • Retailer Alliances: Establish and maintain positive alliances with retailers to maximize sales productivity and success.
  • Public Relations: Help establish and implement a center-specific public relations strategy and Media Crisis Management Plan. Facilitate a strong partnership between Marketing and Business Development for common area revenue generation.
  • Leasing Support: Provide support to Leasing efforts, ensuring the correct balance between income generation and merchandise mix. Assist in creating the center’s merchandising plan and Common Area Business Plan.
  • Income Forecasting: Participate in quarterly and annual income forecasting and manage the lease administration process from proposal through store commencement.
  • Property Tours: Conduct property tours with prospective tenants and develop relationships with adjacent property owners.
  • Ancillary Lease Efforts: Coordinate all ancillary lease efforts (storage, rooftop, etc.) and supervise communication between the Legal department and the property.
  • Policy Compliance: Understand and follow all policies and procedures that pertain to Macerich as a publicly held company. Implement and maintain all rules and regulations and develop a full understanding of legal procedures.
  • Record Retention: Implement and observe the company’s record retention policy and ensure compliance with company rules for common areas.
  • Construction Allowances: Coordinate with Legal and Operations Manager on the payout of construction allowances and tenant closeout packages.
  • Tenant Coordination: Manage relationships between Tenant Coordination, Real Estate departments, and other stakeholders. Facilitate day-to-day tenant coordination efforts on site.
  • Contractor Compliance: Ensure compliance with contractor rules and regulations.
  • Strategic Development: Supervise efforts to maintain a long-term strategic development plan for the center, enhancing its appeal to guests and customers. Develop ongoing strategic planning programs and long-term financial forecasts.
  • Ownership Reports: Prepare and submit ownership reports on a weekly, quarterly, and annual basis.
  • Third-Party Management: Cultivate and maintain relationships with third-party management companies operating on the Tysons Campus.
  • Capital Projects Coordination: Assist the Property Manager in completing major capital projects in coordination with the Senior Operations Manager and development personnel.
  • City Approvals: Assist the Development department in working with city officials to gain approvals for major projects and maintain a close working relationship with city officials.

What you bring

  • A college degree is preferred.
  • 3-5 years of property management experience is preferred.
  • Proficiency in commercial real estate, including finance, leasing, marketing, tenant relations, and construction.
